Despite these recent gains, homeownership is still out of reach for many people. One of the main reasons for this is that wages haven’t kept pace with soaring home prices, and many people are priced out of the real estate market.

Would you relocate in order to achieve the “American dream” of home ownership, if it was out of reach where you currently live?

Yes! Home ownership is still the soundest investment.

No, location and quality of life are more important to me than owning a home.

There are only 4 ways to make money.1) money from labor 2) Money from Inheritance 3) Capital & Investments 4) Real Estate. Therefore to give yourself the best opportunity to live consistently you have to hit all 4 well. If you are missing one element you have to exceed in another. For living in Southern California and specifically in San Diego you have to buy and have cash available when the market crashes. Then you buy 2 houses 1 to live in and 1 to rent out for cash flow. That is how the average person checks the Real Estate house. I got zero inheritance. So I know that I have to exceed in the other 3 avenues of making money. 60% of the houses in La Jolla are owned by an estate trust. Foriegn governments are buying a lot houses. So prices are inflated. But the upside that during a crash the housing will go really low : at that point you buy.

Plenty of other ways to make money. And I just can’t leave San Diego!

Not only is it cheaper to own, many companies are relocating outside of California due to high taxes and burdensome regulations.
